By accessing or using www.ukhproperties.com, you agree to these Terms & Conditions. If you do not agree, please discontinue use of the website. These terms govern website use and enquiries only; a property transaction is governed by the final written and executed legal documents.

1. Website Purpose

The website provides general information about land, apartments, villas, houses, hotels, resorts, hospitality assets and related real-estate opportunities in Rishikesh and other parts of Uttarakhand. Information is provided to support preliminary evaluation and enquiry and does not constitute a binding offer

2. No Automatic Booking or Contract

Submitting an enquiry, clicking a call/WhatsApp button, downloading a brochure, requesting a site visit or receiving information does not reserve, book or allot a property and does not create a sale, lease, agency, partnership or investment contract. A transaction becomes binding only through duly executed written documents and receipt/acknowledgement issued by an authorised party.

3. Accuracy and Changes

We make reasonable efforts to present current information, but price, availability, area, measurements, specifications, inventory, access, distances, photographs, views, approvals and development plans may change or may be received from owners, developers or other sources. Users must obtain written confirmation before relying on any information.

4. User Due Diligence

Before paying any amount or signing any document, the user should independently verify ownership/title, revenue records, sale deed, mutation, khatauni/khasra, land category, land-use permission, access rights, encumbrances, litigation, taxes, approvals, sanctioned plans, RERA status where applicable, construction status and eligibility to purchase. Users should consult qualified legal, technical, tax and financial professionals.

5. Site Visits and Safety

Site visits are subject to confirmation, weather, road and terrain conditions, owner availability and local restrictions. Visitors are responsible for suitable clothing, footwear, health and personal safety. Children and persons requiring assistance should be appropriately supervised. We are not responsible for risks inherent in hill terrain except to the extent liability cannot lawfully be excluded.

6. Payments

Do not transfer money to any personal or unverified account. Payments, if any, must be made only after written verification of the authorised recipient, purpose, property and applicable document. Website display of a price does not create a right to purchase at that price. Taxes, GST, stamp duty, registration, legal charges, PLC, maintenance and other charges may be additional where applicable.
